Choosing the right builder
Trying to find the right home design and builder can be exciting, but it’s important to not get carried away with the décor in a Display Home! Consider the finishes, materials and fittings to make sure that you will be happy with your home no matter how you decide to decorate it. With energy and water bills on the rise, you will also need to consider the environmental impact of your new home and if there are any sustainability features incorporated into the design. Not only will this help with the environment, it could also save you money on water and energy bills!
The less exciting part of building a new home is making sure that the builder has the correct insurances and warranties, as well as any cost variances or differences that may arise between what you have seen in the Display Home and what you will be seeing when you finally get the keys. All of the Display Home builders at Brookmont are required to carry insurance on your behalf.

Sometimes Display Homes feature the best fittings, finishes and appliances which may not be included in the standard package so it’s important to weigh in any extras that you may need to add to your home. Some builders also have special offers such as complimentary landscaping, upgraded appliances or air-conditioning which can make a significant difference to your final build cost.
After deciding on your ideal home package, you may also be able to customise your layout to better suit your individual needs, so have a chat with the builder early on in the process. Some builders will be more flexible than others and depending on how much you customise the construction, it could also add extra costs and time to your build. Before signing your build contract, always make sure you find out the construction timelines and the expected handover date. It is also important to discuss your borrowing capacity with your mortgage broker or lender to ensure that you will be able to afford upgrading your ideal home features or customizing your home layout plan.
Costs in building
Other factors to consider when purchasing an allotment and building a new home are the fees, as these can vary from buying an existing home. The bonus with building a new home in South Australia is that you will only be paying stamp duty on the land, rather than the house AND the land – this saves thousands of dollars. Plus, if you’re a First Home Buyer, you could save $15k with the Government’s First Home Owner’s Grant. On top of the stamp duty, you will also need to keep an eye on conveyancing, legal and bank fees. Your mortgage broker should be able to advise how much your fees will be so that you can budget for them.
Choosing the right community

Walking paths, bike paths, reserves, shelters and seating areas can have a really positive impact on your wellbeing and lifestyle – as can proximity to amenity and transport.
